Investment Property Cash-Out Loan

Client Reviews

One of the most frequent questions we get from our customers who invest in real estate is “Can I get a cash-out loan for my investment property?”

While many lenders do not offer cash-out loans for investment properties, we offer a number of cash-out loan options for real estate investors who are interested in taking cash out of their rental property.  We even have loans that allow you to take out cash based the current appraised value even if your loan is not fully seasoned (e.g. you have owned your home for less than 6 months).

Save with an Investor Cash Out Loan

Take “Cash Out” of Rental Property (own property for more than 6 months)

You can take cash out from your investment property using conventional financing based on the after repair value. You simply need to wait 6 months until your loan has “seasoned.”  At this point you can refinance with a traditional conventional loan and take cash out based on the current appraised value.

Take “Cash Out” of Rental Property (own property for Less than 6 Months)

If you purchased a rental property and want to take cash out (but you have owned the property for less than 6 months), then the loan is not seasoned.  You can refinance using a Conventional loan but you can only refinance based on the original purchase price.  If you want to take out cash based on the current appraised value you either need to wait for 6 months or you can obtain a portfolio loan.  We offer these type of loans and they allow you to take out cash as soon as your repairs are complete using the current appraised value (even if you have owned your property for less than 6 months).  This is a great way to refinance out of a high cost hard money loan and or free up your capital to purchase your next property.  Our No Seasoning Loan rates start at 5.99% and we can help you refinance into a conventional loan once you own your property for 6 months.

Unique Solutions

About Hurst Lending's Real Estate Investing Services

Our founders started out as residential real estate investors and they learned how to leverage their borrowing capacity to build a high quality real estate portfolio over time.  Along the way they built Hurst Lending and created a deep suite of loan products to address needs they had as real estate investors.  Our loan products help investors: (1) grow their portfolios, (2) access their equity, and (3) acquire properties without high cost hard money loans.

We also love to work with new investors (who have solid w-2 jobs) to help them get started investing in real estate.  People with w-2 jobs are able to access low cost long term fixed rate financing and this is the best way to grow your portfolio over time.  The main thing that holds people back is the uncertainty about being a landlord and not having the tools to get started.  We solve this issue by offering our mortgage clients access to our real estate investing experts and provide our clients the same suite of tools, legal contacts, and contractors used by our founders for their own investment properties (at no extra cost).*  If you are interested in growing your portfolio or getting started investing in Real Estate, click the get started button below or feel free to reach out to Scott Bialek, one of our founders, at sbialek@hurstlending.com.  He loves helping real estate investors grow their portfolios.
