Take “Cash Out” of Rental Property (own property for more than One Year)
You can take cash out from your investment property using conventional financing based on the after repair value. You simply need to wait until your loan has “seasoned.”
You may have heard that you can do a cash-out refinance on a conventional loan that has been held for 6 months. This is no longer the case. Fannie Mae and Freddie Mac adopted a new rule on March 7, 2023, that states a loan must be held for a full year before the loan is considered to be seasoned and can be refinanced using the current appraised value. The new rule is as follows:
When proceeds of a cash-out refinance Mortgage are used to pay off a First Lien Mortgage, the First Lien Mortgage being refinanced must be seasoned for at least 12 months (i.e., at least 12 months must have passed between the Note Date of the Mortgage being refinanced and the Note Date of the cash-out refinance Mortgage), as documented in the Mortgage file (e.g., on the credit report or title commitment).
Take “Cash Out” of Rental Property (own property for Less than One Year)
If you purchased a rental property and want to take cash out (but you have owned the property for less than one year), then the loan is not seasoned. You can refinance using a Conventional loan but you can only refinance based on the original purchase price. If you want to take out cash based on the current appraised value you either need to wait for one year or you can obtain a portfolio loan. We offer these type of loans and they allow you to take out cash as soon as your repairs are complete using the current appraised value (even if you have owned your property for less than one year). This is a great way to refinance out of a high cost hard money loan and or free up your capital to purchase your next property.
