Multiple low downpayment options available for Investor Cash Flow Loans.

Investor Cash Flow Loan

Utilize the cash flow generated from your investment property to qualify for a loan to purchase or refinance it. We do not base loan qualification on your personal income or tax returns. This financing option, commonly referred to as a “DSCR loan” (debt service coverage ratio loan), presents a promising opportunity to expand your real estate portfolio.

Our financing options are available for both purchases and cash-out or rate-term refinancing, and are solely dependent on the cash flow produced by the property in question. There are no restrictions on the total number of properties you may own, and personal income is not taken into consideration during the qualification process.

By leveraging the cash flow of your investment property, you can acquire or refinance properties without worrying about the limitations of your personal income. This is an exceptional chance to grow your real estate portfolio and secure long-term financial benefits.

I’ve worked with Jay Hurst on several loans.  Jay is extremely knowledgeable and helpful, and was able to advise me on the options for my recent purchase. Great guy to have on your side, and great rates!

Hurst Lending was very easy to work with and stayed in constant contact with me throughout the loan process so I never had to wonder what the status of the loan was.

What is a “DSCR Loan”?

A DSCR loan is a loan that looks at the income produced by an investment property, and it does require personal income nor tax returns. The loan looks at the ratio between the monthly rent a property generates compared to the loan payment on the property.

To qualify for a DSCR loan, we as a DSCR Lender will examine the ratio between the monthly rent generated by the investment property and the loan payment for that property. This ratio is known as the Debt Service Coverage Ratio (DSCR).

If the property generates enough income to cover the monthly mortgage payment, then you will be eligible for a DSCR loan, provided that you have a good credit score and a sufficient down payment.

Overall, DSCR loans are designed to provide investors with an alternative way to finance their investment properties, based on the property’s income-generating potential.

About Hurst Lending's Real Estate Investing Services

Our founders started out as residential real estate investors and they learned how to leverage their borrowing capacity to build a high-quality real estate portfolio over time.  Along the way they built Hurst Lending and created a deep suite of loan products to address needs they had as real estate investors.  Our loan products help investors: (1) grow their portfolios, (2) access their equity with no seasoning period or obtain an investment property HELOC, and (3) acquire properties without high-cost hard money loans.

We also love working with new investors (who have solid w-2 jobs) to help them start investing in real estate.  People with w-2 jobs are able to access low-cost long-term fixed-rate financing and this is the best way to grow your portfolio over time.  The main thing that holds people back is the uncertainty about being a landlord and not having the tools to get started.  We solve this issue by offering our mortgage clients access to our real estate investing experts and providing our clients the same suite of tools, contacts, and contractors used by our founders for their own investment properties (at no extra cost).*  If you are interested in growing your portfolio or getting started investing in Real Estate, click the get started button below or feel free to reach out to Scott Bialek, one of our founders, at sbialek@hurstlending.com.  He loves helping real estate investors grow their portfolios.
