Investor Cash Flow Loan

Utilize the cash flow generated from your investment property to qualify for a loan to purchase or refinance it. We do not base loan qualification on your personal income or tax returns. This financing option, commonly referred to as a “DSCR loan” (debt service coverage ratio loan), presents a promising opportunity to expand your real estate portfolio.

Our financing options are available for both purchases and cash-out or rate-term refinancing, and are solely dependent on the cash flow produced by the property in question. There are no restrictions on the total number of properties you may own, and personal income is not taken into consideration during the qualification process.

What is a “DSCR Loan”?

A DSCR loan is a loan that looks at the income produced by an investment property, and it does require personal income nor tax returns. The loan looks at the ratio between the monthly rent a property generates compared to the loan payment on the property.

To qualify for a DSCR loan, we as a DSCR Lender will examine the ratio between the monthly rent generated by the investment property and the loan payment for that property. This ratio is known as the Debt Service Coverage Ratio (DSCR).

If the property generates enough income to cover the monthly mortgage payment, then you will be eligible for a DSCR loan, provided that you have a good credit score and a sufficient down payment.

Overall, DSCR loans are designed to provide investors with an alternative way to finance their investment properties, based on the property’s income-generating potential.
