Delayed financing allows borrowers who purchased a property with cash to take out cash from the property using the then current appraised value for up to six months after the purchased the property.  Yes, you heard that correctly.  You can refinance with a conventional loan and take out your cash based on the current appraised value without any seasoning requirements.

Fannie Mae and Freddie Mac rules provide this loophole because there is no loan on the property since you paid cash for the property.  The best way to use this product is where you purchase a property for cash and then make repairs to the property.  With Delayed Financing you can refinance and take out cash using the after repair value.  This can even allow you to take out more equity from the property then you invested.

Take Out More Cash than You Invested

Here is an example of how Delayed Financing can help you take out more cash than you invested in a property.  If you purchase an investment property for $200k and spend $10k to fix up the property.  If the property then appraises for $300k after your repairs are complete, you can take out $240k from the property (e.g. $300k value with an 80% LTV).  The impact is that you can take out $30k more than you invested in the property (e.g. your new loan of $240k minus your $210k investment = $30k extra cash in your pocket to use for your next property).
