Q: What kinds of homes qualify for loans through the Texas Vet Loan Program?
A: To take advantage of the Texas vet loan program, your home must meet the following requirements. The home must be:
- Your primary residence
- Located in Texas
- Single family home, town home, or condominiums
- Duplexes or other multi-family units (must have been constructed at least five years prior to the closing date of the loan).
- All new construction homes must meet Energy Star guidelines.
- If your home does not meet these requirements, please contact us as we have other programs that may meet your needs.
Q: Can I get a Lower Rate if I am a Disabled Veteran?
A: If you are a disabled veteran you are entitled to a .5% lower rate on your home loan. In order to qualify for this reduced rate on your VLB mortgage, you must have a service-connected disability of 30 percent (30%) or greater as verified by an Award Letter from the Department of Veterans Affairs (VA). The Texas vet loan program is a great option if you are a disabled veteran.
Q: Can I get Lower Rates through the Texas Vet Loan Program as an Unmarried Surviving Spouse of a Texas Vet?
A: If you are an Unmarried Surviving Spouse of a service member who died in the line of duty (or died from a service-connected cause) and who was a legal resident of Texas at the time of death, you are entitled to a .5% lower rate on your home loan.
Q: Can I use the Texas vet loan program if I am building a new home?
A: TexasVetLoans.com offers interim construction financing in many parts of the state of Texas. When your house is complete we can pay off your construction loan with our low rate Texas Vet Loans discussed above.  Please note that Veterans Land Board loans are only available for single family residences and the new home must meet various Energy Star qualifications.
Q: Are Texas Vet Loans better than VA Loans?
A: Texas Vet (Veterans Land Board) Loans have extremely low interest rates that are generally the same or lower than standard VA loans. That said, a Texas Vet Loan is not always the best choice for every customer. In some situations, a VA loan may be a better option as the closing costs for a VA loan are often lower than Texas Vet Loans.
Non-Texas Vet Land board VA loans often have ZERO closing costs to the borrower. In some cases, the slightly higher rates of the traditional VA, in combination with paying less out of pocket, can make more sense for the borrower than the Texas Vet Loan. Both options do not require any mortgage insurance – even when financing 100% of your purchase.
