Are Texas Vet Loans Better Than VA Loans?
As experts in providing mortgages for military veterans, we want to give you some insights into the difference between Texas Vet Loans and VA Loans. Both loan programs are designed to help veterans with their home financing needs, but they have their own unique benefits and limitations. It’s important to understand these differences so that you can make an informed decision about which loan program is best for you. Let’s take a closer look at Texas Vet Loans and VA Loans and the benefits they offer.
Texas Vet Loans:
- Texas veterans may be eligible for a lower interest rate compared to a conventional loan, which can save you money in the long run.
- The fees associated with Texas Vet Loans are typically lower than those of a conventional loan, giving you the opportunity to save on upfront costs.
- You can use Texas Vet Loans to buy a primary residence or refinance your existing mortgage, providing flexibility for your housing needs.
- VA Loans allow eligible veterans to purchase a home without having to make a down payment. This means you can become a homeowner sooner without the need for a large upfront payment.
- VA Loans don’t require private mortgage insurance, which can save you a significant amount of money each month.
- With competitive interest rates and potentially lower fees compared to conventional loans, VA Loans offer attractive financing options for veterans.
- In addition to buying a primary residence, VA Loans can also be used for cash-out refinances and making energy-efficient improvements to your home, giving you more opportunities to enhance your living situation.
Both Texas Vet Loans and VA Loans have their own unique benefits that may be valuable to different veterans. We’re here to work with you and determine which loan option best suits your financial situation and goals.

I’ve worked with Jay Hurst on several loans. Jay is extremely knowledgeable and helpful, and was able to advise me on the options for my recent purchase. Great guy to have on your side, and great rates!
Hurst Lending was very easy to work with and stayed in constant contact with me throughout the loan process so I never had to wonder what the status of the loan was.

Our team of knowledgeable loan specialists will assist you every step of the way, from determining your eligibility to obtaining loan approval and beyond. Texas Vet Loan:
If you’re considering the Texas Vet Loan program, we can assist you whether you’re looking to purchase a home, build a new one, or refinance an existing home loan. We understand the importance of maximizing your veteran’s benefits, and our expertise allows us to guide you through the available programs and help you make the optimal choice for your circumstances. While all servicemembers, veterans, and eligible surviving spouses in the United States have access to VA loans guaranteed by the VA, Texas Veterans have an additional option: they can purchase a home through the Texas Vet Loan Program, which offers low-interest loans with minimal or no down payment, established by the Texas Veterans Land Board (VLB) Housing Assistance Program. We’re more than happy to assist you in evaluating your options and determining the best veteran loan solution for you.
VA Construction Loan (1% Down Payment):
If you’re excited about building your dream home, we’re pleased to be one of the select lenders offering a VA One-Time Close Construction Loan, which allows qualifying veterans to combine lot purchase and construction into a single permanent mortgage loan under the VA loan program. This program enables veterans in Texas and throughout the United States to take advantage of the excellent financial benefits provided by the VA home loan program while constructing their ideal home. With our VA Construction loan, you can finance up to 100% of the land purchase and construction costs.
VA Home Loan:
The VA Home Loan program was established by the U.S. government, not the state of Texas. These loans are guaranteed by the U.S. Department of Veterans Affairs (VA) and have slightly different requirements and terms compared to Texas Vet Loans. VA loans are appealing due to their competitive interest rates and no down payment requirement. However, similar to Texas Vet Loans, VA loans can only be issued by qualified lenders.
Texas Vet Loan Program Frequently Asked Questions
Q: What kinds of homes qualify for loans through the Texas Vet Loan Program?
A: To take advantage of the Texas vet loan program, your home must meet the following requirements. The home must be:
- Your primary residence
- Located in Texas
- Single family home, town home, or condominiums
- Duplexes or other multi-family units (must have been constructed at least five years prior to the closing date of the loan).
- All new construction homes must meet Energy Star guidelines.
- If your home does not meet these requirements, please contact us as we have other programs that may meet your needs.
Q: Can I get a Lower Rate if I am a Disabled Veteran?
A: If you are a disabled veteran you are entitled to a .5% lower rate on your home loan. In order to qualify for this reduced rate on your VLB mortgage, you must have a service-connected disability of 30 percent (30%) or greater as verified by an Award Letter from the Department of Veterans Affairs (VA). The Texas vet loan program is a great option if you are a disabled veteran.
Q: Can I get Lower Rates through the Texas Vet Loan Program as an Unmarried Surviving Spouse of a Texas Vet?
A: If you are an Unmarried Surviving Spouse of a service member who died in the line of duty (or died from a service-connected cause) and who was a legal resident of Texas at the time of death, you are entitled to a .5% lower rate on your home loan.
Q: Can I use the Texas vet loan program if I am building a new home?
A: TexasVetLoans.com offers interim construction financing in many parts of the state of Texas. When your house is complete we can pay off your construction loan with our low rate Texas Vet Loans discussed above. Please note that Veterans Land Board loans are only available for single family residences and the new home must meet various Energy Star qualifications.
Q: Are Texas Vet Loans better than VA Loans?
A: Texas Vet (Veterans Land Board) Loans have extremely low interest rates that are generally the same or lower than standard VA loans. That said, a Texas Vet Loan is not always the best choice for every customer. In some situations, a VA loan may be a better option as the closing costs for a VA loan are often lower than Texas Vet Loans.
Non-Texas Vet Land board VA loans often have ZERO closing costs to the borrower. In some cases, the slightly higher rates of the traditional VA, in combination with paying less out of pocket, can make more sense for the borrower than the Texas Vet Loan. Both options do not require any mortgage insurance – even when financing 100% of your purchase. For recommendations based on your unique situation, contact us and one of our expert loan officers can guide you through the pro’s and con’s of both options and run side by side comparisons of how each would impact your current circumstances.
